looking to buy apartment

Finally decided on buying an apartment in ibiza town or playa den bossa. Anyone any info on private sales or good estate agents. Looking for a one bedroom, any help much apreciated, cheers!!
 
Hi there, i too have been looking into buying an apartment in ibiza, so far not had alot of luck. Ive emailed a few companies and only had 1 reply. There doesnt seem to be that many to buy compared to the othere balearic islands. Let me know if you find out anything, i think it would be a great investment as well as a hell of a lot of fun!

I've been looking at buying in Ibiza since February and have realised that unless you are there nobody takes you seriously. I made appointments with around ten agents who all said that they had loads of places to show me, I called them them all the day before I left the UK to make sure that they knew I was coming over. However when I turned up it was obvious that they were surprised to see me and had nothing to show me but would now start looking for me. None of them seemed to be totally on the level, although I have to admit that I've always had an inherent distrust of anybody who has the word 'agent' in their job title.

By chance I came across a German woman who runs an estate agency from home and through her I managed to rent an appartment for a year and I'm moving there in a couple of weeks. She was really helpful; she introduced me to a Gestor who is going to sort out my EIC number and arrange for my car to be legally imported into Spain and re-registered. She also helped me to open a bank account before she even knew that she'd be earning any commission out of me. She has also arranged to have the appartment re-decorated and cleaned at the owners expense. Once I get there she is going to start looking for a place that we can to buy.

Of course I haven't seen it yet and I may have given some German thousands of Euros and have nothing to show for it, but having met her husband and kids and knowing that she has been operating in Ibiza for nearly twenty years I doubt that somehow. Once I've checked out that she has done everything that she has promised to do for me and I feel that I can really recommend her I'll send you her email address. I should be there by July 7th.

The other thing is that if you speak Spanish the best bargains seem to be found in the newspaper El Diario, the Spanish seem to prefer to cut out agents wherever they can and deal with you directly. Though they are wary of doing business with the British, for rentals they insist on the full rent up front as so many Brits rent for a couple of months on a years lease to keep the rent low and then do a runner at the end of the season.
 
an interesting topic and one dear to my heart as we have been trying to find a house for 6 months now.

i am actually barred from one estate agent in san antonio for 'asking too many questions'

apparently when one is about to make a purchase involving HALF A MILLION EUROS, details such as where the house is, how many bedrooms, what size it is and so on are not considered that important.

i think i might write a book on the trials and tribulations of house purchase here.

btw the ads in the diario are mostly placed by estate agents disguised as private sellers.

Honestly Stephen, why would minor details like that be important? :roll: :lol:
 
Thanks for the tips guys, i speak spanish and have done some selling here in torrevieja, alicante. Is the newspaper from ibiza available online?

What can 100,000 - 150,000 Euros buy you in Ibiza?

I've always had my heart set on a little summer house on the island sometime in the not so distant future...

What about a small run down villa that needs a lot of work doing to it, out in the sticks? How much do they go for?
 
there aren't many small rundown villas on the market. but look to pay about 300000 for one that needs tons doing to it.

why not have a look on our estate agents page to give you an idea of current prices.

apparently the market for million euro houses is moving quite quickly here - the british (strong pound) are the main purchasers.

the middle ground is slow - local folk can't afford houses, so apartments are moving quickly - and rich people don't want the crap thats on offer upto half a million ( and i've seen a lot of crap in the last 6 months!)
 
What about buying a piece of land to build on - is that allowed in Ibiza?obviously some for of planning permission would have to be undertaken I would imagine to ensure that the home being built wasnt an eyesore......

Can you actually buy plots of land in Ibiza for this purpose?
 
yes you can but the rules are now very strict. in the country you need 14000 sq metres of land to construct a 300 sq m house. land in urban areas is difficult to purchase because there isn't so much of it left.
 
Property buying here certainly ain't like the UK. Estate agents are terrified that you'll go straight to the sellers so they won't get their commission. Every sale seems to involve a percentage of "black money" - cash that is never declared to the tax authorities. And the prices are outrageous, considering that you can only be sure of getting rental income for a couple of months a year.

That said, I do know of people getting "bargains" (as in getting £100,000 knocked off an asking price of £600,000). The Germans, whose economy has been in th doodoo for years, are sometimes desperate to sell. And if UK house prices dive it's hard to see how that will not have a big impact on property here.

I said that I'd let you know if the apartment actually existed or if some German woman had run off with our deposit well....

..... we arrived here at the beginning of July and the flat was perfect, Monika even arranged the water and electricity for us and was waiting for us on the doorstep at eight on a friday evening to hand over the keys. She looks after all sorts of property on the Island, for sale, for rent and business trespasso and she gets my thumbs up. She has an office at 39 1-3 San Jaime, Sta Eulalia or her phone number is 971 331 576.

Im glad everything worked out well for you, its nice to hear stories like this! Do you know if she rents property in san an bay? as im looking at renting next yr for a few months and im struggling to find anywhere decent.
