Have you tried gumtree for private lettings? They have loads of live/work accommodation.

Yep we've been looking at Gumtree for two months every day and nothing

We want to stay in Wanstead, which is such a small place there aren't many properties on the market, especially not to rent. We don't want to live anywhere else though as we love it here. Soooo expensive though. You can't even rent a 1bed flat here for less than £800 a month + bills, if not more!

Oh well I will just pay the fee, thieving b.astards!

We've looked at Snaresbrook, that's basically Wanstead, it's the other end of the high st. I don't want to live in Woodford... I'm very picky!!! It's Wanstead or Hampstead for me lol (seriously).. I like the village feel!

wanstead is indeed a fine area. I went to school there. You can visit the wonderfully named russell's bar in the high st and gotico is a really good italian place also on the high st. 0

Mate, I have a fookin nightmare re accent.

Obv no doubt very similar to yourself originally, however seven years in Manchester & I have lost any edge. Certainly when I am in Manchester anyway, people ask if I am from Birmingham

But then I walk into the kings/stags/swinging arm or rose & crown and its 'eee are our kidda i'll have a bevy' in a few minutes!
