On the face of it, a massive reduction on the 2k our local estate agents wants, the trade of being we don't go in the local paper (that no one reads anyway).

Cheers guys.

Local estate agent wants 2k upon completion, excluding HIP at around £350.

These have a different pricing structure. They have an offer where you can pay 795 upfront for the full bells, including HIP – or defer payment and only pay £195 upfront but pay a heavier completion payment.

I’m inclined if I do it to pay them up front. The £795 is a huge saving. I’ve been looking on money saving expert etc and the reviews there are good. It would be on for 12 months based upon that. Appreciate the principle/agent motivation issue if they are not driven by completion – however they rely on word of mouth & are surely to young a firm to have got that complacent?!
